LOCAL KNOWLEDGE

What We Know About Gwynedd

Lower Gwynedd is four villages — Gwynedd, Gwynedd Valley, Penllyn and Spring House — with two SEPTA stops on the Lansdale/Doylestown Line and around 20 miles of trails.

The township’s plan puts about 60% of homes as single-family detached, on lots both small and large, with the rest townhomes, apartments and retirement communities including Foulkeways and Spring House Estates. Spring House itself, at the old five-points intersection, still has its historic farmhouses and estates.

GOOD TO KNOW

Wells and septic are still part of the picture

Lower Gwynedd requires homes on septic to have the tank pumped at least every three years and to send in the receipt, and its sewer rates include a category for homes on private wells. The township’s own plan notes septic doesn’t work well where the seasonal water table runs high. If you’re on either, it pays to know your system.
